I'm moving into a new apartment today, and I'm trying to figure out the prorated rent.

Here's the numbers:
Rent = $635.00
Deposit = $635.00
Move in date = March 8th (today)

I gave the landlord $25.00 to hold it - so subtract this from the total.

Landlord gave me a number yesterday for move in $1142.66

I did some calculations of my own and came up with $1098.00

Then I checked it on a prorate calculator that I found on line, and came up with $1101.61

What is the correct formula for calculating a prorated rent?

1101.61 is correct.

635/31 days in March = 20.48 per day.
20.48 x 24 days = 491.52 March rent
491.52 rent + 635.00 deposit - 25.00 = 1101.61

(well it's off by 10 cents if you round)

Ultimately, he/she's the landlord so it doesn't matter what numbers you come up with, but here's my take on it:

$625+(24/31)625=1108

I've got 1126.52 without subtracting the $25.

$635 / 31 days in March = $20.48 per day.

March 8 move-in means 24 days in the apartment. $491.52.

Plus deposit. $1126.52.

Minus $25. $1,101.52.

What do you do?
Would you guys say something, or just pay it and move in.
I wouldn't want to start out on the wrong foot...
But I don't like paying more than I owe either.

Write in a check for the online calculator said but have the 41.05 in your pocket. See what happens.

$635 a month = $635.00 x12months / 365.25days in a year = $20.86 a day
$20.86 x 24 days left in March = $500.64 + $635.00 - $25.00 = $1,110.64
Not all months have 31 days in them and your rent doesn't change each month.

I've never heard of a landlord prorating rent over an entire year, nor have I seen a lease that listed annual rates. Rent is based on a per month basis, not annually divided by 12.

I gave it a good guess :imstupid:
Rent doesn't change every month does it? If not, why can't you get the correct daily amount by multiplying the monthly cost by 12 and dividing by the number of days in a year?

This is how I calculated it myself (but I rounded the rent per day to $21.00), and then I checked it against the online calculator - I was only off by $3.61

If you told the scum lord that you'll take the apt and give he a deposit, than he can start charging you rent from that day you gave him the deposit. It dosen't matter when you move in as long as scum lord get his money.
