n8 will just post some story from 2003 about how good the sales are; everthing's fine!
though looking at an embedded link in that story, it does appear he's sheltered from the storm (difference between Q4 '05 and '06):

While sales in the higher end homes (those $350k+) have slowed here, sales in my market ($180k-$300k) remain pretty solid.
I have a good reputation and seem to be doing more custom builds than spec's which is just fine with me.

Oddly the reverse is happening here. High end homes are going up.

we still have them going up but not in the numbers of the last 3 years. in fact, there is a whole subdiv full of them that have been for sale since last summer...

We have a ton of empty new builds and houses parked on the market for 6+ months. But we also have some people on crack like the house down the street asking $400k with a damaged foundation when the house around the corner is $205 (and has a nicer lot and no foundation damage).
